This is the most important step in selling your home. From the first time you talk with your Signature agent, they will be your guide to the entire process and answer any questions that come up along the way. Once you reach out, your Signature agent will gather some information about your property, and potentially view it. After compiling data from recent sales in the area, and tailoring it specifically to your property, your agent will determine a fair market value price range for your house. The numbers your Signature agent provide will guide you in selecting the price you would like your property listed for.
Once you have decided on the price with the help of your Signature agent, it is time to sign the listing contract. Your Signature agent will prepare the documents and be right at your side to make sure all details for your listing are correct. After the listing contract is finished, your Signature agent will start the marketing on the Multiple Listing system, as well as social media. The listing contract is typically signed a week before the listing is set to go active.
On the week leading up to your property going active on the market, your Signature agent will coordinate appointments for professional cleaners at no additional cost to you. They will also coordinate appointments for the professional interior photography and drone photography. In this week, it is important to make sure your property is looking the best it can. Your Signature agent will provide guidance on anything that can help your property have the best curb appeal. The pre-home inspection will occur 2-3 days before the listing goes active. Signature will hire a pre-home inspector to look at the house and notify you of anything that may need to be repaired prior to the official home inspection.
Once the listing goes active, your Signature agent will be in contact about when showings have been requested for. Each perspective buyer who views your home will be accompanied by a real estate professional, and all appointments are tracked.
After perspective buyers fall in love with your property, your Signature agent will lay out any offers received, as soon as they come in. Your Signature agent will explain all parts of each offer, including their strengths and weaknesses, to allow you to make the best decision when choosing which one to accept. After you decide on the right offer, your Signature agent will prepare all necessary documents and help you through the signing process. Once signed, you are officially "Under Contract!"
Once under contract, most buyers will order a home inspection. This is where a licensed and professional home inspector looks at each part of the property to make sure everything is in working order. Your Signature agent will coordinate the appointment for this home inspection, based off of the buyer's request. After the home inspection, your Signature agent will work on your behalf for any negotiations that may need to take place.
After items found in the home inspection are taken care of, the buyer's lender will order an appraisal. This is where a licensed apprisaer will determine the homes value. The result of the appraisal my warrant more negotiations, which your Signature agent will work closely with you to get the best result.
After the appraisal is taken care of, your Signature agent will work with you to schedule your day and time to close. As closing day approaches, it is important to make moving arrangements. Your Signature agent will assist you in finding the right moving company, or local van rental service to fit your needs.
It's finally here! On closing day, you and your Signature agent will meet at the title company for you to sign the final paperwork. After closing, your Signature agent will keep in touch and ensure your move to your new home goes well. Congratulations! You made it!
