After providing the lender with some documentation regarding your income and life status, they will give you an amount you are "pre-approved" for. Make sure to tell your Signature agent this information.
This step involves viewing potential homes with your Signature Agent. If you have any homes in mind, be sure to send them to your Signature agent so they can arrange a showing. During the showings, your Signature Agent will be able to answer questions about the homes that may arise. This may also be a time when you attend open-houses with your agent. This is the fun part!
You have found the perfect home! It is time to make an offer. This will involve speaking with your Signature agent who will walk you through the options you have to strengthen your offer and ensure you get the home for the right price. Your Signature agent will lay out all options, but at the end of the day, you are the ultimate decision maker! Your Signature agent will handle all paperwork regarding the contracts and we offer the option to sign contracts electronically, right from your cell phone.
Yay! Your offer has been accepted. Your Signature agent will now be hard at work setting up the home inspection and appraisal. Your lender and Signature agent will work together to provide you with additional documents you may need to provide, as well as keep you "in-the-loop" about the transaction status.
The home inspection is a crucial step once your home is under contract. Your Signature agent will provide many options for local, licensed, professional home inspectors. Your Signature agent will coordinate a time and schedule the home inspection at a time convenient for you. It is beneficial to attend the last 30 minutes of the home inspection, as it allows you to communicate directly with the home inspector about their findings. After the home inspection, your Signature agent will work on your behalf for any negotiations that may need to take place.
After items found in the home inspection are taken care of, your lender will order an appraisal. This is where a licensed apprisaer will determine the homes value. The result of the appraisal my warrant more negotiations, which your Signature agent will work closely with you to get the best result.
After the appraisal is taken care of, your Signature agent will work with you to schedule your day and time to close. Your Signature agent will also provide you with the information regarding the utility companies of your new home in order for you to set utitimles to transfer on closing day.
The final walkthrough typically takes place on closing day, or a few days before. This is an opportunity for you and your Signature agent to inspect the house once more to ensure everything is in order.
It's finally here! On closing day, you and your Signature agent will meet at the title company for you to sign the final paperwork and receive the keys to your new home. After closing, your Signature agent will keep in touch and ensure the move in process goes smoothly. Congratulations! You made it!
